Architecturally designed modern home with the most amazing views.

Situated in Murganheira, which is on the Serra Santa Quiteria 1250 feet (381 metres) above sea level, the property has uninterrupted views over the countryside to the Caramulo Mountains in the distance. Built in 2018, habitation licence March 2019, the property is still within the builders 5 year guarantee which transfers to the purchaser.

The property was designed to take advantage of the view on the North side, which is predominantly glass on both levels, it’s like being a pilot, you feel as if you’re floating in the view. Both the balcony and lower terrace run the full length of the property so there is always somewhere to chill and take advantage of the view. Dare I say it, the sunsets are more beautiful than dawn and at night, due to limited light pollution, the view is even more spectacular, the stars compete with the twinkling lights from valley beneath, it is truly breathtaking.

Murganheira is a lovely little village, it has a small grocery shop a cafe/bar and the friendliest of people. The nearest towns are Arganil (25 minutes by car) and Vila Nova de Poiares (15 minutes by car) where there are supermarkets, restaurants, post office, banks, health centres etc
We are keen walkers and enjoy wandering the many tracks in the Serra Santa Quiteria, plus the air quality is amazing.

The property is situated on a tarmac road, the front of the house faces south and the front garden is in the Mediterranean style. When we created the front garden we wanted it to be easy maintenance so we installed weed suppressant membrane overlaid with light coloured stones. There are several edged beds containing pampas, cordyline, fan palm, agave, bird of paradise and of course citrus trees, we have an orange, two lemon and one lime.

From the Mediterranean garden you enter the the first floor which is open plan. To the right there is a cloak room with close coupled toilet and vanity unit, to the left is the open plan living area, comprising a large fitted kitchen which flows into the dining / sitting area, fabulous for entertaining with patio doors opening onto the balcony which has glass and brushed steel railings which extends the whole length of the house

The kitchen has two fitted AEG pyrolytic self cleaning ovens, LG fridge freezer, Zanusssi dishwasher, double stainless steel sink, a five ring gas hob with AEG extractor hood above and integrated waste bins for recycling, the work surfaces are quartz complementing the cream cupboards with tiled splash backs.

Off the open plan living room is the master bedroom suite which has a separate dressing room with fitted wardrobes, a large bathroom comprising a double thermostatically controlled shower, twin sinks, close coupled toilet and bath with shower fitting, the large bedroom with ceiling fan also has access to the balcony.

From the main open plan living area there are stairs down to the ground floor.

On the ground floor there is an inner hall which gives access to the technical / utility room, the garage, bedroom four which is currently used as an office / study and the separate two bedroom apartment. The technical room houses the water cylinder which is heated via solar or electricity, plumbing for a washing machine and storage cupboard, the garage has an electric door with metal shelving and a work bench. Bedroom four, currently used as a study, has telephone and internet points and access to the verandah.

The two bedroom apartment can be accessed via the inner hall or from the verandah. The apartment consists of an open plan kitchen / diner / lounge, two bedrooms and a shower room. The verandah runs the full length of the house and is sheltered from the balcony above.

Outside, to the front is the Mediterranean garden, to the West side is a tarmac road leading to the garage and additional parking.
Some of the rear garden is terraced with hard landscaping, there is a dining terrace with a shady pergola for alfresco dining, flower borders which have been planted with highly scented plants such as rosemary, lavender, yarrow and David Austin English roses. From the dining terrace there is a stone path to the vegetable garden and steps down from either end of the dining terrace to the pool terrace which again has scented flower borders. The pool is 10 x 4 metre with an additional 2 x 2 metre shallow area suitable for children or just cooling off. The pool is set into the bank so when you’re in the pool it gives the effect of being in an infinity pool looking out at the amazing view, it also has pool lights for those balmy evening late night swims. The pool uses a salt chlorination system with a timed cycle for cleaning and filtration, pool vacuum, brushes etc included and stored in the pool house..

To the Eastern side of the house is a productive terraced vegetable garden with various raised beds. The remainder of the land has 15 established olive trees, some young fruit trees and grass which is strimmed monthly by a local contractor. The whole plot is enclosed with walls / fencing so quite safe for dogs, we have two labradors.
